[HELP][PAYO] Planning to buy a house and lot

Hi ka espiyas,

May plano po kami bumili ng House and Lot ng GF ko. Sa llano Road Caloocan po ang target naming puntahan sa darating na Sabado. May nakausap na po kaming Agent para mag-assist samin sa tripping, at ang sabi ay kung magugustuhan daw po namin ang bahay pwede na daw po kaming magDown para makapag-pareserve at ma-avail yung 30k discount (daw, pero kahit po wala naman ito basta maayos yung bahay okay na).

Ngayon po ay gusto ko pong humingi ng payo or kung ano man para iwas sa manloloko. Ano po ba ang dapat naming hingin sa agent at panghawakan after namin magDown? kahit po 5k lang ang down ay perang pinaghirapan parin kasi kaya ayoko ko po sanang mawala lang yun basta basta, at ayaw ko din naman po mapahiya sa GF ko. Ano ano po ba dapat kong malaman para sa ganitong bagay?

TS ang agent para i-assist lang kayo. kasama na doon yong tripping puntang project at mga docs na kailangan nyo para i-avail yong bahay na magustuhan nyo. pero pagdating na sa pagbayad wag basta sa agent doon ka magbayad sa office mismo ng developer kung anu mang subdivision yan. saka alamin mo kung anung klaseng agent yong kausap nyo kung in-house ba yan or free-lancer. Kung in-house medyo sigurado kasi mostly ng in-house broker connected sa developer. Pero kahit na pagdating sa pagbayad doon ka mismo magbayad sa office ng developer at dapat may official receipt.  music::

marami kang dapat tignan

1.security ng lugar
2. accessibility sa basic services like water, electricity at transportation
3. Subdivision yan magdala ka ng structural engineer na kakilala mo baka minura ang mga gamit after ilan years e puro crack na bahay mo
4. tignan mo kung up to date ang land tax nun  lupa
5. pa-xerox mo titulo den check sa registry of deeds kung yun nga yun at tunay. Marami cases sa NCR multiple ownership sa titulo
6. picturan mo ang bahay tapos post sa mga forum para matulungan kang mag-decide
7. tignan mo din kung di naka-sangla  agent lang kasama mo di yung may-ari di ko lam kung paano mo malalaman


pero kung subdivision yan

let me add this,

Legal and documentary requirements related in buying a property.

Ownership of a subdivision lot is evidenced by a transfer certificate of title (TCT) issued by the Register of Deeds of the relevant city or municipality where the subdivision project is located. Ownership of a condominium unit is evidenced by a condominium certificate of title (CCT) issued by the Register of Deeds of the relevant city or municipality where the condominium project is located.

Ownership of a single-detached house or townhouse constructed on a subdivision lot is evidenced by a Tax Declaration (TD) issued by the City Assessor of the city or municipality where the project is located.  Subdivision lots and condominium units are also covered by a TD.  The TD shows the assessed value of the property which is used as basis for charging the  real property tax (RPT) imposable on the property.

Upon the payment of the relevant taxes and fees to the government units and agencies, and obtaining the necessary clearances to register the property from the BIR and the local government unit concerned, the TCT or CCT shall be transferred from the name of the developer to the buyer by the appropriate Register of Deeds.

The TD covering the lot and/or dwelling unit or condominium unit shall be transferred by the appropriate City Assessor from the developer to the buyer upon submission of the sale documents and the BIR tax clearance authorizing the registration of the property in the name of the buyer.

The TD for a subdivision lot in the name of the buyer is issued after the issuance of the covering TCT. The TD for a dwelling unit, whether a single-detached house, townhouse, or a condominium unit, is issued only after the local government unit has issued an occupancy permit which allows the occupancy of the same by the owner of the unit.

Subdivision yun, so maraming agent ang naglipana para mang-alok ng mga units dun.

@Cabron98 Thanks sa info, tatandaan ko yung tungkol sa pagbabayad.

@Idiot Take note ko din po yung sa structure nung bahay. Wala ko kilalang marunong dito pero gagawan ko ng paraan.

Dagdag ko lang thru pag-ibig pala ang payment so yung sa magiging titulo nya wala parin ako alam pero matatanong ko na siguro mismo yung agent tungkol dun.

Licensed Broker dapat ang kausapin mo hindi ahente. Under Resa Law hindi pwede magbroker ang ahente lamang. Hingan mo sya ng PRC Real Estate Broker License nya and other credentials nya. Kung affiliated sya sa developer ng subdivision na kukunan mo ng house and lot, hingan mo sya ng papers na nagpapatunay na accredited sya ng developer/company.

Bukod sa choice mo ng Caloocan, kaya ka nagtatanong dito ay meron ka rin marahil na budgetary constraints. Sa mga ganito, lagi ko tinitingnan sa pananaw ng finance. Kun meron ka pang cash payment in full, wala ka problema pero if thru financing mo rin bibilhin yun, mag isip ka rin munang mabuti.  Pag thru financing ang pag acquire mo nun bahay, you will notice na ang total na babayad mo ay 3X ng halaga ng house if bibilhin mo ng cash. Another alternative is to compare the total cost of the house and lot unit with the total cost of lot acquisition + construction (kaw ang magpagawa).  Sa pag compute ng construction cost, magpa design ka sa isang kaibigan arkitek ng haus similar dun sa napili mo and compute mo total bill of material + labor. Meron dito nag offer ng mga construction materials na magandang presyo so pwede mo sya consult for the total cost of the planned construction. If may difference na  at least 20% dun sa pag bibili mo na gawa na yun bahay, pagawa ka na lang ng sarili mo at pwede pa masunod ang gusto mo design. Meron na prefab for walls at gypsum board for interior division of rooms so madali na matapos ang pag construct ng haus ngayon. Note na baka mas mura malaki if gagawin mo yun outer walls na prefab kasi you save on labor and time tulad ng ginagamit nila sa mga condo ng SM. Surely, your friendly arkitek can give you a lot of ideas. Yun mga binebenta kasi na finished ng haus, di mo alam sino contractor so baka nag tipid sa mga materyales at yun workmanship may be palpak and yet, you will be paying so much.

Should you decide to buy na lang, pay in the office of the developer and get an official receipt. Don't ever accept a receipt printed by their machine. You can deal with a broker so long as licensed sya at accredited ng developer.  Ang payee ng check mo should be the developer. Sa likod ng check, isulat mo yun words to the effect PAYMENT FOR HOUSE AND LOT UNIT CONFORMING TO MODEL AAA LOCATED AT BLOCK NO XXX LOT NO. XXX at XXX SUBDIVISION.

sir gkhan, yep may problema nga ako pag dating sa pera. Na-isip na din naming magpagawa nalang, pero yung pera namin eh hanggang lote lang, minsan kulang pa nga. So, wala talagang ibang choice kundi ang Pag-ibig Financing. Aware din ako na halos 2 times or more ang babayaran namin sa Pag-ibig if long term payment. Ang magagawa na lang namin para dito eh magdown ng malaki, may ipon naman na kaming 200k so kahit paano liliit ang magiging loan amount namin. Balak din namin mag bayad ng mejo malaki evry month for the first few years para naman hindi ganun katagal yung pagbabayad namin at lumiit yung magiging All in All amount nung bahay. Pag-aaralan ko din kung anong possible ways of pyment once na nakapag decide na kami sa bahay na kukunin.

Tanong ko lang sir, anong ibig sabihin nung sinabi mong "Don't ever accept a receipt printed by their machine"??
Nakakakaba pag pera na ang pinaguusapan..

Nakakakaba pag pera na ang pinaguusapan..

di official yung receipt nila therefore potential fraud

at official receipt tatlo hanggang 5 copya sila may tin number at official receipt number it means legit na legit business nila  iba-iba ang kulay nun
1. may master copy
2. duplicate copy yung sayo
3. may pupunta sa accounting kung meron
4. may pupunta sa sales
5. yung iba naka-log book pa yung OR mo at date


TAMA si GK sa financing wala ka bang kaibigan or kamag-anak na pwedeng mag-finance kase kung dadaan ka sa pag-ibig malaking malaki ang difference pwede ka namang magpagawa ng brand new house sa matitipid at matagal ang pagbabayad di natin masabi na baka pwedeng may mangyaring di maganda at mangailangan kayo ng pera then the relationship will start to crumble then dun na sisihan then hiwalay

compute nyo din kung makakatipid kayo ng pamasahe kung dyan kayo mag-settle

basic din sa subdivision kung may HULRB registration or accreditation pag wala nito bugos ang proj na yan.siguraduhin din na walang annotation or mortgage meaning....clean title sya.

Also Ts, please check yung developer nung property. Then research mo sa Net kung may mga good/bad services and reviews ba sila. Maraming nagsusulputang bagong developers ngayon, yun nga lang yung iba maganda nga yung bahay na ino-offer, bulukin naman.
