good investment bang sumalo ng condo pre-selling unit @moa?

mga co-spies: question, tingin mo good investment bumili ng smdc condo @moa 4th floor?
do you think it's a good investment, a Go! para sa akin?
  • may friend akong nakapag hulog na nang 400k. early pre-selling sya nag start mag pay.
  • 15k a month. 2018 move-in. then from 15k magiging monthly is 25k.
  • bali ma foforfit na sya kasi ayaw nang ituloy. kasi ikakasal na sya abroad.
  • may nakapag tip sa akin na pwede kong bilin @200k na lang.

siguro worth nya is 3.5M nung nagtanong tanong ako...

had spoke with smdc for that exact condo. it's under perpetual ownership. meaning life-time na ang smdc condos.

sa price na ihuhulog mo eh Bakit hinde ka na lang bumili ng sarili mong property habang tumatagal ang value ng lupa tumataas and condo hinde

sa condo room lang ang binayaran mo dyan daming pang rules and regulation, monthly dues unlike yung sarili mong lupa sayu na talaga yan..


nakakita nga ako sa FB condo unit in makati for rent asking is 30k monthly pero negotiable pa pambihira 30k monthly eh pang hulog na sa house and lot yun.

investment wise, condos are good... it's easily accessible to almost everything... but if you plan for it to be your family's house, then invest in a house and lot... medyo outskirts nga lang ng metro makukuha mo...

pre selling? nope.. maiipit lang pera mo... ginagamit lang pera mo pagpapatayo ng condo... di ka pa sure kung mabubuo by 2018... maganda lang p akinggan pero sales talk lang yan...

depends din on who's the developer... advantage of buying in pre-selling is that you get the price of the unit way below the srp upon it's completion.  but again, it really depends on how you intend to use the unit as i mentioned...

Check mo muna yun history  nun mga building kung marami na ba bumili  ng preselling unit. Kung investment kasi habol mo, mabebenta mo lang yan kung wala nang units ang available  sa area  or konti na lang yun available.

don't assume na mabebenta mo siya agad so always consider na after 2018 can you still shoulder the amount na babayaran mo thinking na meron ka pang ibang expenses. Khit naman mafully paid mo yan tirhan mo o hindi magbabayad ka pa din ng monthly dues mo...

Or consider it as tangible invesment, hindi siya cash pero pwede mo iparent or kung fully paid as collateral sa banko or personal na utang.

i am not sure kung yung area nung building is part reclaimed area... kung part kasi ng reclaimed area you have to think long term. baka  maging malambot yun area na yan due to liquefaction  after some years and this will add up for the maintenance ng condo
